Project Scope: Replacement of warehouse floor using a coloured epoxy resin.
Issue: The landlord of an industrial unit was signing a ten year lease with new tenants, who operated a manufacturing, packing and distribution company within the health sector. Prior to the lease being signed it was agreed that the floor would be treated and a new seamless resin solution provided.
The unit had previously been used by a heavy agricultural engineering, distribution company and had subsequently been damaged due to heavy impact and oil contamination, and the floor joints were showing signs of wear.
Solution:
Surface Systems were employed to make good the 900m2 of floor and bring it back to a high standard, ready for the new tenant’s operation.
Initial floor preparation took a number of days. The Surface Systems installation team prepared the existing floor by means of diamond grinding to make good the heavily damaged floor. The joints were cleaned out with a grinder and mortar raking tool. A moisture-tolerant primer was then applied and the joints were infilled with a high strength epoxy screed mortar.
Following this, a coloured coat of moisture tolerant epoxy primer with a top coat of coloured epoxy, incorporating a slip resistant finish, was then applied to the floor area.
Existing floor joints were recut with a chase cutter and a flexible, coloured polyurethane joint infill was applied.
Outcome:
The project took approximately two weeks including the curing time. Due to the project being undertaken during the cold month of January, the client organised for a temporary 3 phase heating supply to be installed to aid curing. Temperatures within the building were approximately 7֯c-8֯c and for the curing process to be successful, 18֯c is required.
The result was an aesthetically pleasing, perfectly smooth floor area with a sealed surface able to withstand the manufacturing process of the new client’s operation. The epoxy materials chosen offered a resilience to a variety of industrial chemicals and cleaning products which were commonly used in the industry.
The client was happy with the result and subsequently a new, ten year lease was signed.
